Mortgage Advice for Buy-to-Let Properties
If you’re buying a property with the intention of renting it out, you’ll need a buy-to-let mortgage rather than a standard residential mortgage. This type of mortgage is specifically designed for rental properties and takes into account the potential rental income when assessing affordability.
Your Deposit
Buy-to-let mortgages typically require a deposit of at least 25%, meaning you’ll need to contribute 25% of the property’s value upfront. The lender will then finance up to 75% of the purchase price through a buy-let-mortgage.
Buy-to-let Mortgage Options
Buy-to-let mortgages can be arranged on either a repayment or interest-only basis, depending on your investment strategy. With a repayment mortgage, your monthly payments cover both the interest and a portion of the loan itself, so the balance gradually reduces over time until the mortgage is fully paid off.
An interest-only mortgage means you only pay the interest each month, keeping your payments lower, but the original loan amount remains unchanged. It will then need to be repaid at the end of the term through the sale of the property or another repayment method.


Stamp Duty Land Tax on Buy-to-Let Properties
When purchasing a buy-to-let property, Stamp Duty Land Tax (SDLT) will usually be higher than for a standard residential purchase. This is because an additional 5% surcharge applies on top of the normal Stamp Duty rates for second homes and investment properties. The amount you pay depends on the purchase price, with different tax bands applying. It’s an important cost to factor into your investment, as it can significantly increase the upfront expense of buying a rental property.
Buy-to-Let Mortgage Affordability
Affordability for buy-to-let mortgages is primarily assessed based on the expected rental income from the property rather than your personal income. Lenders typically require the rental income to cover a percentage of the mortgage payments, often around 125% to 145%, depending on the lender and the interest rate used for stress testing. They will also consider factors such as your credit history, existing financial commitments, and the size of your deposit to ensure the mortgage remains sustainable even if interest rates rise or rental income fluctuates.
